Marquette County is currently tilted toward sellers, with a seller’s market gauge reading of 43. Months of supply has tightened to 2.2, down sharply from April’s 4.8. Active listings have inched up to 113, but demand is still strong enough to keep inventory relatively lean.

Prices are holding fairly steady even as conditions shift, with the typical home value around $286,000 and down modestly year over year. At the same time, the median list price has climbed more than 20% from last year, and about 29% month over month, signaling that sellers are testing higher price points as activity picks up.

Homes are also moving faster, with median days on market dropping from 114 days in April to 48 days in May, even though that is still higher than a year ago. Roughly 29% of recent sales closed above list price and the average sale-to-list ratio has edged up to nearly 99%, reflecting solid buyer interest. Compared with Wisconsin as a whole, Marquette County has lower prices and slightly tighter inventory than the state’s 2.9 months of supply.
