Dane County currently leans toward sellers, with a seller’s market gauge reading of 29 and only 2.7 months of supply, slightly tighter than Wisconsin overall at 2.9 months. Homes are still commanding strong prices, with a typical home value around $464,000 and sale-to-list ratios just over 101 percent, even after a modest 1.2 percent dip in prices from last month.

Momentum has picked up into April as activity increased on multiple fronts. Homes sold rose more than 16 percent from March and are up just over 3 percent year over year, while new listings climbed nearly 19 percent month over month to help replenish inventory.

Pricing dynamics show sellers retain some leverage, yet buyers have more options than earlier in the year. About 44 percent of homes are selling above list price and nearly 39 percent go off the market within two weeks, even as active listings edged up over 13 percent from March and more than 1 percent from last year.
