Homes in Downtown Milwaukee are taking longer to sell in this rolling three-month view, with the median days on market up to 66 days, a modest rise from a year ago and notably slower than the broader Milwaukee city market at 40–50 days in recent years. This slower pace coincides with higher inventory, as months of supply has climbed to 6.3, far above the city’s 2.9 months, giving buyers more options locally than in the wider market.
Prices, however, are still moving upward over the year. The typical home value has risen about 20 percent year over year, outpacing the citywide gain of just over 3 percent. At the same time, the median list price is up more than 50 percent compared with a year ago. Together, these trends suggest sellers are testing higher price points even as buyers have more choices.
Supply and activity patterns highlight a market in transition. Active listings are up more than 20 percent from a year ago, while homes sold are roughly flat and new listings have increased nearly 30 percent, pointing to growing inventory. Only about one in five sales close above the list price and the average sale-to-list ratio hovers near 97 percent, so negotiation room often exists.
