Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Ozaukee County currently leans toward sellers, with the market gauge at 27 and inventory still relatively tight. Months of supply sits at 1.9, well below the Wisconsin average of 2.9. Typical home values are around $548,000, far above the statewide median of about $359,000.

Prices have been fairly steady, with the typical home value essentially flat year over year and the median list price up modestly by just over 3 percent. Buyer activity, however, has picked up noticeably, as pending sales jumped about 43 percent from a year ago and closed sales rose more than 6 percent. New listings increased nearly 25 percent annually, and active listings are up about 7 percent, giving buyers more options than they had last year.

Homes are taking longer to sell than a year ago, with the median days on market rising sharply to 47 days, yet more than half of properties still go under contract within two weeks. About 53 percent of recent sales closed above the asking price, and the average sale-to-list ratio is just over 101 percent, showing that well-priced homes can still attract strong offers. With this mix of stronger buyer demand, higher price points, and more inventory, both buyers and sellers can benefit from connecting with an Agent Pronto–recommended agent who understands current conditions in Ozaukee County.

Learn more about what Ozaukee County has to offer.

Ozaukee County offers residents a welcoming blend of scenic outdoor recreation, close-knit communities, strong schools, and a balanced, high-quality lifestyle that supports thriving families and engaged neighbors.

Ozaukee County offers a quieter, more close‑knit feel than nearby Milwaukee and Milwaukee County, while still keeping big city amenities within easy reach. Communities like Mequon, Cedarburg, Grafton, and Port Washington each have a distinct identity, yet share a common thread of strong schools, a cared‑for environment, and an active civic life.

Lake Michigan shapes daily life here, from the marina and bluff‑top trails at Upper Lake Park to the more rugged shoreline at Lion’s Den Gorge Nature Preserve. Residents enjoy an extensive trail network, including the Ozaukee Interurban Trail, that links communities for biking, running, and commuting. Families often point to respected districts like Mequon‑Thiensville School District and Cedarburg School District as key reasons to stay and put down roots.

Local identity shows up in seasonal festivals, farmers markets, youth sports, and volunteer groups, as well as in independent spots like Cedarburg Public Library and arts venues that keep calendars full year‑round. Whether you are relocating from Waukesha County, moving up from a first home, or downsizing, the market here can move quickly and varies by community and price point.

Having the right local agent is crucial for timing, pricing, and preparation. Agent Pronto connects buyers and sellers with Ozaukee County agents who understand these neighborhoods and can help you move forward with confidence.
