Washington County is seeing steady movement in listings and contracts. Active listings held at 577 in June, while homes sold jumped nearly 19 percent from May and more than 20 percent compared with last year. New listings and pending sales both edged down month over month, suggesting buyers are working through existing supply faster than fresh options are coming on the market.

Prices show a mix of stability and short-term adjustment. The typical home value was about $409,000 in June, up modestly from a year ago even though it slipped slightly from May. Median list prices also eased a bit year over year, hinting that sellers may be pricing more carefully as buyers watch budgets.

Speed and competition highlight how tight conditions are. Median days on market shortened to 42, yet that is still about 20 percent higher than last year, so homes are not disappearing quite as quickly as before. Months of supply dropped sharply to 1.7 and remains well below Wisconsin’s 2.9 months, underscoring a stronger seller’s market locally. More than half of recent sales closed above list price and the average sale-to-list ratio is over 101 percent, showing buyers often need to bid aggressively.
