Washington County is seeing steady movement in both listings and contracts. Active inventory in May reached 568 homes, edging up from a month earlier and modestly above last year. At the same time, 226 properties went under contract, jumping nearly a quarter year over year.
Contract activity is translating into more closings and a faster pace of sales. Homes sold climbed to 192 in May, up sharply from April and more than 14 percent higher than a year ago. Even with that momentum, median days on market has stretched to 46 days, far above last year, suggesting buyers have a bit more time to make decisions.
Prices are reacting firmly to this mix of stronger demand and relatively lean supply. The typical home value rose to about $429,000, up more than 14 percent from last year and notably higher than the statewide median of roughly $351,000. Months of supply tightened to 2.1 compared with 2.9 months across Wisconsin, and nearly half of recent sales closed above list price with an average sale-to-list ratio just over 100 percent.
