Year-over-year, Wind Point’s rolling three-month data shows moderating prices but softer activity. The typical home value is down slightly compared with last year, even as the median list price is up more than 20 percent, pointing to sellers aiming higher while closed sale prices edge lower. Homes sold are down sharply from a year ago, and pending sales have fallen by a similar margin, signaling fewer deals coming together.

At the same time, active listings are slightly lower than a year ago despite the rise in supply, reflecting the sharp pullback in closed sales.
