Year-over-year, Muskego’s rolling three-month numbers show softening prices and slower sales. The typical home value over this period is down notably from last June, falling about 17 percent to around $457,000, while homes sold dropped nearly one-third. Even with these shifts, list prices are slightly higher than a year ago, with the median list price up a few percent.

Looking at the latest rolling three-month view ending in June 2026, buyer activity has picked up from early spring. Homes sold climbed to 57 and pending sales reached 78, both higher than in March, while new listings also increased, giving buyers more options. Inventory stands at 109 active listings and 2.3 months of supply, more than double last year’s level, which eases some pressure but still reflects a seller’s market.

Competition is still noticeable, though less intense than in prior years. Roughly 54 percent of homes sold above list in the recent period, down from nearly 60 percent last June, and the average sale-to-list ratio has edged down year over year to just above 101 percent. Homes are moving in about 36 days on the market, similar to past Junes, suggesting reasonably steady demand.
