Inventory in Albany County has been expanding, with active listings up about 13% from last month and roughly 10% higher than a year ago. At the same time, homes sold have dropped more than 15% month over month and about 24% year over year, suggesting more choices but slower closed activity.

Contract activity is picking up despite that slowdown in closings, as pending sales have surged more than 50% both month over month and year over year. Even with more listings coming to market, months of supply is still just 2.5, well below Wyoming’s 3.8 months and consistent with the county’s seller’s market label.

Prices are adjusting to these dynamics, with the typical home value down around 5% since April and more than 8% lower than a year ago, even as the median list price has climbed nearly 8% month over month and about 11% year over year. Homes are taking a bit longer to sell than last month and last year, though a median of 18 days on market still points to relatively quick movement and an average sale-to-list ratio near 100% shows limited discounting.
