Cheyenne’s rolling three-month data shows prices edging higher compared with a year ago. The typical home value is up about 4 percent year over year, while the median list price has risen a bit more modestly. At the same time, active listings are down nearly 10 percent from last year, pointing to tighter supply.

Looking at the latest rolling period through May 2026, inventory stands at 574 active listings, with 403 new listings introduced over the past three months. Buyers are acting on that limited supply, with 342 homes sold and 378 going under contract, even as the number of homes sold has slipped slightly compared with last year.

Homes are changing hands more quickly, with the median days on market now just 25 days, down sharply from the longer listing times seen over the past two years. Months of supply has also dropped to 1.4, reinforcing Cheyenne’s status as a clear seller’s market in this rolling three-month view. With an average sale-to-list ratio around 85 percent and roughly half of homes going off the market within two weeks, both pricing strategy and timing matter.
