Goshen County currently leans toward sellers, with the market gauge at 28 and just 1.7 months of supply. Homes are also spending a median of 54 days on the market, a sharp drop from earlier in the year. Goshen County’s 1.7 months of supply is much tighter than Wyoming overall, which sits at 3.8 months, underscoring stronger seller leverage locally. Despite this, only about 5 percent of homes are selling above list price and the average sale-to-list ratio is about 97 percent, giving buyers some room to negotiate.
