Goshen County currently leans toward a buyer’s market, with the market gauge at 56. Months of supply sits at 4.6, above the statewide level of 3.7. Homes are taking a median of 105 days to sell, signaling that buyers generally have time to compare options.
Prices have moved around recently, but the typical home value in August was about $248,000, up more than 13 percent from a year earlier even as it dropped sharply from July. Sellers are adjusting list prices too, with the median list price down nearly 19 percent month over month and more than 16 percent lower than last year, helping explain why the average sale-to-list ratio is around 92 percent.
On the activity side, just 11 homes sold in August, yet that is roughly 76 percent higher than a year ago, and new listings rose almost 14 percent year over year to 22. At the same time, pending sales fell nearly half from July, and only about 10 percent of homes sold above their list price, which supports the current buyer-friendly reading.
