Laramie County is currently tilted toward sellers, with the market gauge reading a seller’s market. Months of supply has tightened to 1.8, well below the 3.8 months seen across Wyoming. Homes are also moving faster locally, with a median of 23 days on market.

Prices show a mixed but generally upward trend. The typical home value is about $399,000, up roughly 5% from a year ago even though it dipped more than 11% from last month. List prices are more stable, with the median list price just above $425,000 and only small month-over-month and year-over-year increases.

Active listings are down more than 13% from last year and nearly 11% from last month, while new listings also declined year over year, tightening options for buyers. Even with fewer choices, closed sales jumped more than 28% from April, and pending sales are up about 8% compared with last year, signaling solid buyer demand. Nearly 43% of homes go off the market within two weeks, and the average sale-to-list ratio above 75% shows sellers still have pricing power despite some recent softening.
