There are many accolades that set one realtor apart from the next. I would be grateful to explain exactly what this looks like to both my potential buyers and sellers.
One example:
I was surprised to find that there was not a single lot available for a buyer I had who wanted to build his own house in a small town. Instead of sitting back and waiting for a property to be listed, I proactively searched for all lots that had been canceled, withdrawn, expired, and even sold in the past seven years. This search yielded around 1,800 listings. Yes, I vetted each one and identified about 10% that appeared to be vacant and buildable.
Beyond this, I also had to hunt down the owner, their mailing address, possible spouses, and their respective phone numbers. Then came the part where I spent my evenings calling each one.
Lots are not high-dollar sales. A 3% commission on a $60,000 lot (minus broker percentage) is $1,440 for around 125 hours of work. My goal was to ensure a happy, potentially lifelong client.
