Year over year, Republic’s rolling three-month data shows home values edging higher while listing trends soften. The typical home value is up slightly, rising about 2 percent from a year ago, even as the median list price has fallen roughly 6 percent. At the same time, active listings are down about 14 percent compared with last year, and homes sold have dropped nearly 14 percent, signaling less overall sales activity.

In the latest rolling three-month period ending in May 2026, buyers are seeing a median list price around $273,000 and a typical home value just under $280,000. Homes are taking longer to sell than a year ago, with the median days on market jumping more than threefold to 38 days, yet months of supply sits at only 2.4 months, keeping conditions tilted toward sellers.

Even with inventory tighter than last year, demand remains strong enough that about 81 percent of recent sales closed above list price, and the average sale-to-list ratio is just over 102 percent. New listings and pending sales are both down more than 20 percent year over year, showing fewer owners putting homes on the market and fewer deals going under contract.
