Inventory in Ozark has inched up in the latest rolling three-month window, with about 224 active listings, slightly below last year but higher than earlier this spring. Homes sold over this period slipped compared with a year ago, even though they rose from the prior three-month stretch. New listings are modestly above last year, suggesting a steady flow of properties coming onto the market.

Buyer and seller activity is keeping the market tilted toward sellers, with months of supply at roughly 2.3, up noticeably from a year earlier but still low enough to indicate limited selection. Homes are taking longer to sell than they did last summer, with the median days on market moving from around 16 days a year ago to about 26 days in the latest rolling three-month view.

Pricing is showing mixed signals as conditions adjust. The typical home value is slightly below where it stood a year ago, while the median list price has inched above last year’s level, hinting that sellers are still testing higher price points even as closed prices soften. Very few homes are closing above list price now, unlike at times in past years when that was more common.
