Ozark’s rolling three-month data shows inventory has thinned compared with last year, even as more homes have come to market recently. Active listings are down about 8% year over year, while new listings have fallen more than 14%, signaling fewer sellers overall. At the same time, homes sold and pending sales are both down about 16% from a year ago, so buyer activity has cooled as well.

Prices are holding relatively steady in this environment. The typical home value over the latest three-month period is slightly lower than a year ago, dipping about 1%, while the median list price is up less than 1% year over year. This mix suggests sellers are still aiming a bit higher on asking prices, but closed-sale prices are reflecting a mild adjustment.

Speed and balance in the Ozark market have shifted over the past year. Median days on market in the rolling three-month view have lengthened compared with some prior quarters, and months of supply has grown nearly 47% year over year to 2.4 months, still consistent with a seller’s market but giving buyers somewhat more breathing room than before. With 42% of homes going off-market in two weeks, well-priced properties still move quickly, so having the right pricing and offer strategy matters.
