Year over year, Baltimore’s rolling three-month typical home value has surged, with prices up sharply compared with the same period last year and now near $235,000. At the same time, median list prices have climbed more than 50 percent, signaling that sellers are testing higher price points than they were a year ago.

In the latest rolling three-month view ending in April 2026, inventory looks plentiful for the size of the neighborhood, with 12 active listings and about 21 months of supply, far above the roughly 3.8 months seen across the broader Mobile area. Yet only one home sold in this period, and homes spent a median of 208 days on the market, showing that many properties are taking longer to find buyers despite the higher valuations.

Looking at buyer activity, pending sales have more than doubled from a year ago even though closed sales are down nearly 50 percent, suggesting interest that has not fully converted into completed transactions. Even with no recent sales closing above list price, the average sale-to-list ratio is slightly above 100 percent, indicating that the few deals happening can still be strong for sellers.
