Claremont’s rolling three-month data shows inventory building while sales slow. Active listings are up sharply from a year ago, rising more than 55 percent to 20 homes, and new listings have jumped nearly 80 percent. At the same time, homes sold in the period are down more than 25 percent year over year, and months of supply has surged to 6.7, pointing to much looser conditions than before.

Pricing is adjusting to this shift. The typical home value over the rolling three-month window is down more than 13 percent from a year ago, even as the median list price has edged about 5 percent higher. Sellers are often having to negotiate, with the average sale-to-list ratio around 90 percent and only about one in five sales closing above list price.

Homes are taking a bit longer to move than in some past periods, with a median of 42 days on market, though more than a third still go off market within two weeks. Compared with the broader Mobile market, Claremont’s prices are slightly higher, but it has far more supply, with 6.7 months versus 3.8 months across the city, suggesting buyers here have more options and leverage.
