March’s finalized data reported the typical value of a home in the neighborhood to be $34,000—down 57.5% over the previous 12 months. For comparison, city-level data pegged home values at $187,500 in Montgomery for the most recent reporting period. That number is expected to float around $184,500 in April.

Garden District had 25 new listings and 21 listings that went under contract in March, increasing the area’s total available inventory to 21—up 31.25% from the previous month. Inventory is projected to have further increased in April.

The median listing price for homes in Garden District grew 0.01% from February to March, bringing the current median listing price to $50,000. Based on projected data for April, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
