New listings have grown even faster, rising roughly 57% from a year ago, while pending sales are down slightly over that time. Closed sales have slowed more sharply, with homes sold dropping about 59% compared with the same period last year.

Even with this higher supply, the market gauge still points to conditions that lean toward sellers, likely due to stronger pricing power.
