Year-over-year, Marion County’s housing market has cooled in pricing while activity has shifted. Typical home values are down slightly from last year, and the median list price has dropped more sharply, falling by over a third, which suggests sellers are adjusting expectations.

In the latest July 2026 snapshot, the typical home value is about $174,000 with a median list price near $188,000, and homes are spending a median of 55 days on the market. Inventory has expanded to 174 active listings and about 8.1 months of supply, a much looser setup than Arkansas overall, where supply is closer to five months.

While closed sales are down more than 20 percent year over year, contract activity is picking up, with pending sales jumping more than 50 percent from last July.
