Central Fresno saw modest month-over-month cooling in February 2026, with the typical home value edging down about 1.8 percent to roughly $270,000 and the median list price essentially flat at $282,000 while inventory and new listings held at 66 and homes spent about 62.5 days on the market. Projections for March suggest values may ease slightly further, with a typical home value around $267,500 and a median list price near $281,875 as inventory is expected to dip to about 63 homes.
Viewed over the past year, conditions have shifted more noticeably. Typical home values are down about 6.9 percent year over year, and inventory has fallen roughly 9.6 percent while new listings have dropped about 27.5 percent. Pending sales are also lower than a year ago, off about 19.5 percent.
Even with these changes, Central Fresno is still classified as a seller's market, and about 34.9 percent of homes recently sold above list price with an average sale-to-list ratio near 0.99.
