The typical home value in West Fresno is projected to be $418,630 for the month of January. December’s finalized data reported the typical value of a home in the neighborhood to be $417,000—down 2.22% over the previous 12 months. For comparison, city-level data pegged home values at $379,000 in Fresno for the most recent reporting period. That number is expected to float around $373,500 in January.
West Fresno had 95 new listings and 67 listings that went under contract in December, decreasing the area’s total available inventory to 98—down 10.91% from the previous month. Inventory is projected to have further decreased in January.
The median listing price for homes in West Fresno fell 3.3% from November to December, bringing the current median listing price to $440,000. Based on projected data for January, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In December 2025, the median time for a listed property to go pending was 55 days, compared to 77 days in December 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this January.
