Kings County’s June housing snapshot shows a modestly tight seller’s market with 350 active listings and 2.5 months of supply, slightly higher than recent months but still leaner than California’s 3.2 months. Contract activity is solid, with 117 pending sales up sharply from last month, even as closed sales dipped to 91, suggesting some demand is still moving through the pipeline.

Home prices are edging upward, with the typical home value around $389,000 and up more than 5 percent from a year ago, while the median list price is close behind at about $386,000 and also higher than last year. Sellers are pricing near where homes ultimately sell, as the average sale-to-list ratio is just under 100 percent and about 30 percent of properties are still closing above list, even though that share has eased from the prior month.

Speed has become a more important factor, with the median days on market now at 22 days, down notably from earlier in the year when homes often took more than a month to sell. New listings have inched up year over year, while active inventory is slightly lower than last June, indicating that fresh supply continues to be met by steady buyer interest.
