Over the latest rolling three-month view through April 2026, Lakeview home values are up sharply compared with a year ago. The typical home value has risen about 19 percent year over year to roughly $690,000. At the same time, the share of homes selling above list price has fallen by about half, suggesting buyers have gained a bit more room to negotiate.

Conditions on the ground still lean toward sellers, but with notable shifts. Only two homes were actively listed and two sold in the period, and months of supply held at a lean 1.5 months, which is consistent with a seller’s market even as active listings are down nearly 50 percent from a year earlier.

Homes are taking much longer to go under contract, with the median days on market jumping to 111 days, far above last year’s pace. Despite that slowdown, the average sale-to-list ratio is almost 102 percent, and half of recent sales closed above asking, pointing to solid demand when the right home hits the market. Pending sales have dropped by about half year over year, reflecting fewer deals in the pipeline as inventory tightens.
