October’s finalized data reported the typical value of a home in the city to be $697,000—up 0.72% over the previous 12 months. For comparison, county-level data pegged home values at $605,000 in Riverside County for the most recent reporting period. That number is expected to float around $607,500 in November.
Canyon Lake had 16 new listings and 25 listings that went under contract in October, decreasing the area’s total available inventory to 79—down 8.14% from the previous month. Inventory is projected to have further decreased in November.
Of those 79 active listings, 34.18% reduced their price in the month of October. The median listing price for homes in Canyon Lake grew 13.5% from September to October, bringing the current median listing price to $859,750. Based on projected data for November, listing prices may continue to grow.

In October 2025, the median time for a listed property to go pending was 47 days, compared to 17 days in October 2024.
