March’s finalized data reported the typical value of a home in the neighborhood to be $1,300,000—up 25.0% over the previous 12 months. For comparison, city-level data pegged home values at $1,095,000 in Los Angeles for the most recent reporting period. That number is expected to float around $1,112,500 in April.
Crenshaw had 29 new listings and 24 listings that went under contract in March, decreasing the area’s total available inventory to 23—down 8.0% from the previous month. Inventory is projected to have further decreased in April.
The median listing price for homes in Crenshaw fell 6.96% from February to March, bringing the current median listing price to $1,270,000. Based on projected data for April, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose year-over-year.
