March’s finalized data reported the typical value of a home in the neighborhood to be $2,378,500—down 50.96% over the previous 12 months. For comparison, city-level data pegged home values at $3,750,000 in Newport Beach for the most recent reporting period. That number is expected to float around $3,825,000 in April.

Big Canyon had 14 new listings and 9 listings that went under contract in March, decreasing the area’s total available inventory to 9—down 10.0% from the previous month. Inventory is projected to have further decreased in April.

The median listing price for homes in Big Canyon grew 38.09% from February to March, bringing the current median listing price to $2,347,450. Based on projected data for April, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
