Year-over-year, Irvine’s rolling three-month pricing has edged down slightly, with the typical home value dipping a bit compared to last June while the median list price has fallen more noticeably. In the same period, the share of homes selling above list has dropped sharply from nearly two-thirds to under one-fifth, signaling less intense bidding pressure than a year ago.
