April’s finalized data reported the typical value of a home in the city to be $485,000—down 13.78% over the previous 12 months. For comparison, county-level data pegged home values at $480,000 in Stanislaus County for the most recent reporting period. That number is expected to float around $479,020 in May.

Oakdale had 30 new listings and 25 listings that went under contract in April, decreasing the area’s total available inventory to 65—down 0.0% from the previous month. Inventory is projected to have further decreased in May.

Of those 65 active listings, 30.77% reduced their price in the month of April. The median listing price for homes in Oakdale fell 4.59% from March to April, bringing the current median listing price to $562,450. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose sharply year-over-year. In April 2025, the median time for a listed property to go pending was 30 days, compared to 24 days in April 2024. However, in recent months the median number of days from listed to pending appears to be falling. That trend is predicted to have carried through to this May.
