Meadowview’s rolling three-month snapshot shows a steady flow of homes coming to market and going under contract. New listings are up around 7 percent from a year ago, while pending sales have climbed more than 20 percent, pointing to stronger buyer activity. With about 2.1 months of supply and a seller’s market gauge, inventory is relatively lean compared with the broader Sacramento market’s 2.6 months.

Prices are reacting in more nuanced ways. The typical home value is slightly lower than a year ago, down a bit over 2 percent, yet median list prices have jumped more than 15 percent year over year, indicating sellers are testing higher asking prices. Homes are taking longer to sell than they did last spring, with median days on market at 24 days in the latest period versus much shorter times a year ago, suggesting buyers have a bit more breathing room.

Negotiation patterns also look different from last year. Only about 39 percent of recent sales closed above list price, down notably from the much higher shares seen in 2023, and the average sale-to-list ratio is now just over 100 percent, hinting at fewer extreme bidding wars even while sellers maintain some leverage.
