For comparison, city-level data pegged home values at $525,000 in San Bernardino for the most recent reporting period. That number is expected to float around $542,500 in May.

University Square had 6 new listings and 4 listings that went under contract in April, increasing the area’s total available inventory to 3—up 200.0% from the previous month. Inventory is projected to have further increased in May.

The median listing price for homes in University Square fell 9.08% from March to April, bringing the current median listing price to $375,000. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
