October’s finalized data reported the typical value of a home in the city to be $500,000—up 2.35% over the previous 12 months. For comparison, county-level data pegged home values at $544,000 in San Bernardino County for the most recent reporting period. That number is expected to float around $546,000 in November.
San Bernardino had 118 new listings and 123 listings that went under contract in October, decreasing the area’s total available inventory to 288—down 4.95% from the previous month. Inventory is projected to have further decreased in November.
Of those 288 active listings, 23.26% reduced their price in the month of October. The median listing price for homes in San Bernardino grew 2.14% from September to October, bringing the current median listing price to $499,450. Based on projected data for November, listing prices may continue to grow.

In October 2025, the median time for a listed property to go pending was 50 days, compared to 63 days in October 2024.
