Year-over-year, Fremont County’s typical home value in July 2026 is almost flat, edging up less than 1 percent, while the statewide median rose a bit more quickly. Homes sold increased more than 14 percent compared with last year, and new listings jumped over 27 percent, indicating more movement on both sides of the table.

In the latest monthly snapshot, inventory is building, with active listings up about 10 percent from June and months of supply climbing to 6.7, firmly in buyer’s market territory compared with Colorado’s 4.2 months. At the same time, pending sales surged more than 31 percent month over month, signaling that a growing number of buyers are stepping in even as selection broadens.

Conditions on the ground show a mix of patience and opportunity, with homes spending a median of 73 days on the market and only about 7 percent selling above list price. With the average sale-to-list ratio just under 97 percent, pricing is close to asking but leaves some room for negotiation.
