April’s finalized data reported the typical value of a home in the county to be $875,000—up 51.65% over the previous 12 months. For comparison, state-level data pegged home values at $623,100 in Colorado for the most recent reporting period. That number is expected to float around $625,250 in May.

Gilpin County had 16 new listings and 6 listings that went under contract in April, increasing the area’s total available inventory to 36—up 38.46% from the previous month. Inventory is projected to have further increased in May.

Of those 36 active listings, 36.11% reduced their price in the month of April. The median listing price for homes in Gilpin County grew 1.65% from March to April, bringing the current median listing price to $661,230. Based on projected data for May, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
