September’s finalized data reported the typical value of a home in the county to be $570,000—up 3.64% over the previous 12 months. For comparison, state-level data pegged home values at $617,500 in Colorado for the most recent reporting period. That number is expected to float around $618,000 in October.

Gilpin County had 17 new listings and 10 listings that went under contract in September, decreasing the area’s total available inventory to 81—down 0.0% from the previous month. Inventory is projected to have further decreased in October.
