Behind the Rocks is seeing more homes move through the pipeline, with 20 new listings and 22 pending sales in the latest rolling three-month period. Compared with a year ago, new listings are up sharply by about 77 percent and pending sales have surged nearly 148 percent, while homes sold have only inched up, pointing to growing demand still working its way to final closings.

Pricing is responding to this activity, as the typical home value over the rolling three-month window is up more than 11 percent year over year, and the median list price has climbed over 25 percent. At the same time, the average sale-to-list ratio has eased slightly to about 101 percent and the share of homes selling above list has dipped compared with last year, suggesting buyers have a bit more room to negotiate even as values trend higher.

Listings are staying on the market longer than a year ago, with the median days on market around 28 and months of supply up to 3.5, a big increase from last year but still above the tighter 2.3 months seen across Hartford overall. Even with that added breathing room and a seller’s market reading, nearly a third of homes in Behind the Rocks still go off market within two weeks, so conditions can change quickly for both sides.
