Contract activity has been solid, as pending sales are up roughly 8 percent compared with a year ago, even though the number of homes sold has slipped nearly 10 percent year over year.

Pricing has pushed higher in response to this tight supply, with the typical home value up about 24 percent from a year earlier. List prices have softened slightly over the same period, edging down around 6 percent, which suggests sellers are calibrating expectations even as closed-sale values climb.

Pace of sales has moderated, with the median days on market over the past three months around 46 days, roughly in line with some earlier periods but slower than the briskest stretches of the last couple of years. Even with that added time, more than half of recent sales closed above list price and the average sale-to-list ratio sits just over 102 percent, showing buyers are still bidding up desirable homes.
