January’s finalized data reported the typical value of a home in the city to be $316,500—up 8.39% over the previous 12 months. Hartford had 45 new listings and 37 listings that went under contract in January, decreasing the area’s total available inventory to 104—down 2.8% from the previous month. Inventory is projected to have further decreased in February.
Of those 104 active listings, 23.08% reduced their price in the month of January. The median listing price for homes in Hartford grew 8.33% from December to January, bringing the current median listing price to $325,000. Based on projected data for February, listing prices may continue to grow.
