Activity has shifted compared with last year, with homes sold over the rolling three months down modestly while new listings and pending sales have also slipped year over year. Even so, active listings have held in the 130s and the average sale-to-list ratio has edged up to nearly 105 percent, signaling that sellers still have notable leverage.
