Year over year, Tolland County home values have climbed, with the typical home value up about 6 percent in May 2026, even as statewide prices grew a bit faster. Inventory has edged higher than a year ago and months of supply has risen to about 2.1 months, yet conditions are still classified as a seller’s market.

Looking more closely at May, buyers saw a median list price that dipped slightly from last month, while the number of active listings jumped more than 20 percent compared with April. At the same time, homes sold more quickly, with the median days on market dropping sharply to about two weeks, signaling strong demand for well-priced properties.

Momentum also showed up in contract activity, as pending sales increased more than 20 percent month over month and outpaced last year’s level.
