Hartford County is seeing tight inventory alongside steady sales activity. Active listings in July slipped about 3% from June and were down nearly 6% from a year ago, while new listings fell almost 9% month over month. Even with fewer homes coming on the market, closings edged up slightly from last month and were about 2% higher than last year, and pending sales, though down sharply from June, still show solid buyer interest.
Pricing has been adjusting to these conditions rather than surging. The typical home value is up more than 5% compared with last year, but both sale prices and list prices eased a bit from June, with list prices dropping about 4% month over month. Homes are taking a little longer to sell than in early summer, with the median days on market rising to 22, yet this is still faster than many periods over the past year.
Despite the slight cooldown in pace, Hartford County continues to lean toward sellers. Months of supply sits at just 1.4, well below Connecticut’s 2.2 months, and more than 72% of homes sold above their list price with an average sale-to-list ratio around 105%.
