Hartford County is seeing more homes come onto the market, with active listings up nearly 18 percent from last month even though they are still lower than a year ago. New listings jumped sharply month over month, and pending sales also rose, showing buyers are responding to the additional choices. Homes are still moving relatively quickly, with a median of 26 days on market and only 1.8 months of supply, which continues to favor sellers.

Prices are edging higher as this activity picks up. The typical home value climbed more than 5 percent from March and is up over 4 percent compared with last year, while the median list price also increased modestly year over year. Even with those gains, Hartford County’s typical sale price remains below the Connecticut statewide median, suggesting buyers here may find somewhat more approachable pricing than in some other parts of the state.

Seller leverage is still evident in how close sale prices are to asking prices and how often homes sell above list. In April, the average sale-to-list ratio was above 104 percent, and roughly two-thirds of homes sold for more than their asking price, despite a recent dip in that share compared with last year.
