Year over year, prices in the District of Columbia have softened slightly while inventory has expanded. The typical home value is down about 2.5% from last September, even as active listings have inched up just over 2%. At the same time, homes sold have dropped nearly 10%, pointing to cooler demand compared with a year ago.

In the latest monthly snapshot for September 2026, the typical home value sits around $658,000 and the median list price has ticked up nearly 3% from August. Buyers also have more time to decide, with the median home spending 62 days on the market, a bit quicker than last month and last year.

Supply conditions have shifted meaningfully, with months of inventory up more than 80% year over year to 6.4 months, aligning with the area’s current status as a buyer’s market. Even so, more than 20% of homes are still selling above list price and the average sale-to-list ratio remains close to 98%, showing that well-priced properties continue to attract strong offers. With 839 new listings in September and 555 homes going under contract, both sides face important pricing and timing decisions.
