Year-over-year, typical home values in the District of Columbia are essentially flat, edging up only slightly while median list prices are down a bit. Active listings and new listings have both slipped compared with last year, pointing to somewhat tighter inventory. At the same time, the share of homes selling above list has grown, indicating pockets of stronger demand.

In the latest June 2026 snapshot, the typical home value is about $708,000, with a median list price around $621,000. Homes are taking a median of 64 days to sell, and the market is classified as a buyer’s market with roughly 5.7 months of supply, yet sellers are still receiving an average of 98 percent of their list price.

Recent monthly patterns show some cooling in activity, with homes sold down more than 8 percent from May and new listings falling by double digits month over month. Pending sales have eased as well, but the share of properties going under contract within two weeks is still close to 28 percent, underscoring that well-priced homes can move quickly.
