District of Columbia home values in April 2026 were down compared to a year earlier, with the typical sale price falling about 10 percent year over year. In contrast, the median list price edged up a bit over 3 percent, suggesting sellers are still aiming higher even as closed prices soften. Homes sold increased more than 6 percent from last April, pointing to slightly stronger buyer activity than a year ago.

In the latest monthly snapshot, 531 homes sold, with a median days on market of 63 and an average sale-to-list ratio just under 99 percent. Supply sat at roughly 5.7 months, and about one in five homes sold above asking, together indicating conditions tilted toward buyers but with room for negotiation on both sides.

Month to month, prices and activity showed modest shifts, with the median sale price dipping from March while homes sold and pending sales stayed relatively steady. Active listings and new listings changed only slightly, keeping inventory fairly consistent compared with recent months. With a market gauge reading pointing to a buyer’s market, local dynamics can vary a lot by neighborhood and price point.
