Year-over-year trends in the District of Columbia point to a market that is adjusting rather than surging. Typical home values are almost flat compared with last year, while the median list price has inched up only modestly. At the same time, homes sold are down a bit from a year ago and pending sales have slipped more noticeably.
Zooming in on July 2026, prices have eased month over month, with the typical home value and median list price both dipping compared with June. Inventory is relatively steady, as active listings are up slightly from last month while new listings climbed more strongly, adding to choices for buyers.
Conditions now align with a buyer’s market, reflected in about 5.7 months of supply and a median 68 days on market, which is much longer than a year ago. Even so, roughly 21% of homes still sell above the list price and the average sale-to-list ratio sits just under 100%, showing that well-priced homes can attract solid offers. A noticeable share of properties go off the market within two weeks, so desirable listings can still move quickly despite the slower overall pace.
