District of Columbia home values have moved lower over the past year, with the typical home value down about 9.9 percent year over year. Inventory has also tightened compared with last year, dropping around 17.2 percent even as demand has cooled. At the same time, pending sales are down 23.5 percent and new listings have fallen 32.8 percent, pointing to a slower pace on both the buyer and seller sides.
In February 2026, the typical home value was about $590,000, while the median list price stood slightly higher at $605,000. Homes spent a median of 108 days on the market, which is up sharply from both last month and last year and fits with a neutral market reading of 45 on the local gauge.
Inventory reached 2,386 homes in February, with 773 new listings and 532 pending sales, and roughly 16.0 percent of listings saw a price drop. Only about 19.1 percent of homes sold above list price, and the average sale-to-list ratio was just under full price at 0.98, suggesting buyers have more room to negotiate. Looking ahead to March 2026, inventory is projected to edge up to about 2,442 homes, the typical home value is expected around $560,000, and the median list price is projected near $607,500.
