“My agent was Lucy Phelan at Keller Williams, and I had a great experience working with both Lucy and her brother Richard. Both had provided me with their expert advice, they would take extra steps to educate you and walk you thru the home shopping process. They would work on my schedule, try their best to answer all my questions and would point me to the right direction when I was looking for the lender, inspector, lawyer, etc. As a home buyer in this "Bidding War" market, most of my offers were turned down; however, both Lucy and Rich have continuously provided me encouragement to keep trying and looking. I cannot remember how many houses we have looked together...and when I was not able to look at the houses in person, they would video call me to conduct a virtual home showing. The typical home value in Capitol Hill is projected to be $937,500 for the month of May. April’s finalized data reported the typical value of a home in the neighborhood to be $920,000—up 5.14% over the previous 12 months. For comparison, city-level data pegged home values at $740,000 in Washington for the most recent reporting period. That number is expected to float around $785,000 in May.

Capitol Hill had 284 new listings and 218 listings that went under contract in April, increasing the area’s total available inventory to 225—up 6.13% from the previous month. Inventory is projected to have further increased in May.

The median listing price for homes in Capitol Hill grew 3.07% from March to April, bringing the current median listing price to $875,000. Based on projected data for May, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In April 2025, the median time for a listed property to go pending was 41 days, compared to 48 days in April 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this May.
