At the same time, contract activity has picked up, as pending sales are up more than 8 percent from a year ago and new listings are essentially flat year over year, suggesting more choices but also steady demand.

Pricing has softened slightly compared with last year, with the typical home value down a bit more than 5 percent year over year and the median list price edging down less than 1 percent.
