Inventory in Burke County has expanded over the past year, with active listings up more than 30 percent to 62 homes. New listings have risen even faster year over year, more than doubling, which gives buyers more options to consider. Even with more homes available, the market gauge still identifies conditions as a buyer’s market.

Sales activity has picked up recently, with homes sold in May up sharply from the prior month and more than 80 percent higher than a year earlier. Pending sales, however, are down compared with last year, suggesting some mixed momentum in contracts heading into the next few months.

Pricing has been adjusting to these shifts, with the typical home value in Burke County roughly flat compared with a year ago and the median list price down modestly year over year. The average sale-to-list ratio is just over 96 percent, and about one-quarter of recent sales closed above the asking price, indicating that well‑priced homes can still attract strong interest. Homes are taking a median of 104 days to sell, which is considerably slower than many parts of Georgia, where the state has a higher typical sale price and more balanced 4.6 months of supply.
