Year over year through June 2026, Chatham County shows softening prices and growing inventory. The typical home value is down a few percent from last June, while the median list price has also slipped slightly. Active listings, however, are up by double digits compared with a year ago, signaling more options for shoppers than last summer.

In the latest monthly snapshot, the market looks relatively balanced. June recorded 463 homes sold, a small decline from last year but an increase from May, while pending sales rose nearly 8 percent year over year, suggesting steady buyer interest.

Homes are taking much longer to sell than they did a year ago, with the median days on market up sharply and months of supply nearly doubling to 4.9, in line with the statewide level. Only about 15 percent of recent sales closed above asking price and the average sale-to-list ratio sits just over 97 percent, indicating that sellers are negotiating more than before. Compared with Georgia overall, Chatham County now has slightly lower typical home values but similar supply levels, which can help buyers weigh local versus statewide opportunities.
