Year-over-year trends in Georgetown show a market that has cooled but grown in inventory. Typical home values in the latest rolling three-month period are slightly lower than a year ago, even as the median list price is edging up. At the same time, homes are taking far longer to sell than last June, with median days on market jumping sharply.

Looking at the most recent rolling three-month view through June 2026, buyers are seeing more options and a bit more negotiating room. Active listings are up more than a quarter from last year, and months of supply has climbed to 5.3, more than doubling year over year. That shift toward higher inventory contrasts with 2023 and early 2024, when supply hovered near or below two months and homes moved much faster.

Demand has not disappeared, but it is less intense than in previous years. Rolling three-month homes sold and pending sales are both higher than a year ago, yet the share of properties closing above list price has dropped from roughly two-thirds in mid-2023 to about 15 percent now. The average sale-to-list ratio has also slipped, signaling that buyers are more able to negotiate while sellers must price carefully.
