Inventory in Monroe County has eased back slightly, with 152 active listings in May and a modest year-over-year decline. New listings are roughly flat compared with last year, up just a bit, which helps explain why homes sold are down more than 18 percent over the same period. Pending sales, however, are up nearly 10 percent year over year, suggesting more buyers are moving into contract even as overall activity runs cooler than a year ago.

Homes are taking some time to sell, with a median of 68 days on market, yet that pace has improved compared with earlier in the year. Supply sits at about 4.2 months, noticeably higher than last year and slightly leaner than the statewide Georgia level of 4.6 months, placing Monroe County in a neutral market zone where neither side has a strong advantage.

Pricing is adjusting to these conditions. The typical home value is down a few percent from last year, and the average sale-to-list ratio has edged lower to just over 97 percent, showing buyers have a bit more room to negotiate. Only about 18 percent of recent sales closed above list price, and that share has slipped on a yearly basis as well.
