In Polk County, 150 homes were listed for sale in March 2026, and 69 of those were new listings. Buyers put 64 homes under contract, showing strong interest even as options expanded compared to last year. Inventory is still fairly lean at 3.3 months of supply, which supports sellers.
Homes are taking longer to sell, with the median days on market at 94, up more than 54 percent from a year ago. That slower pace gives buyers a bit more breathing room to compare options and negotiate. Prices, however, are still moving upward, with the typical home value at about $257,000, up 10.54 percent year over year and nearly 2 percent month over month.
Sellers are testing the limits, as shown by about 32.67 percent of listings needing a price drop and only 24.44 percent of homes selling above list, with an average sale-to-list ratio of 0.96. The median list price dipped to $269,000 in March and is projected to adjust toward $258,550 in April, while the typical home value is expected to edge up to around $259,500. Compared with the Georgia average home value of $375,700, Polk County offers lower entry prices but a market gauge of 23 still leans toward sellers, and Agent Pronto can connect both buyers and sellers with an agent who understands these conditions.
