Inventory in Polk County tightened in September, with active listings down sharply from the prior month even as they edged slightly higher than a year ago. New listings fell by about one-third year over year, and nearly half compared with August, signaling fewer fresh options hitting the market. Even with this constrained supply, the area still leans toward buyers overall, with a market gauge indicating a buyer’s market and 3.4 months of supply, lower than Georgia’s 5.6 months.
Contract activity shows an interesting split between closed and incoming demand. Homes sold climbed more than 50 percent from August and were up strongly from a year earlier, while pending sales also rose year over year despite a steep month-to-month drop. Faster turnover is part of the story, as the median days on market fell to 35, down sharply from August and modestly lower than last year.

The typical home value around $280,000 is up on both a monthly and yearly basis, yet the median list price has slipped compared with last month and last year, hinting that sellers may be pricing more cautiously to attract offers.
