Prices have been responding to this tighter, faster-moving environment, with the typical home value up more than 16 percent from a year ago and the median list price also rising at a solid double-digit pace. Even so, only about 10 percent of sales close above list and the average sale-to-list ratio sits just under 100 percent, signaling that accurate pricing and negotiation still matter.
