Year over year, home values in Caldwell have inched up, rising about 1.8 percent to a typical home value of roughly $404,990. That’s a slower climb than in Canyon County overall, where typical values are about $429,900 and up 3.7 percent. Compared with a year ago, inventory has fallen sharply, dropping about 45.5 percent to 218 homes for sale.
In March 2026, the median list price in Caldwell was about $406,900, down 3.1 percent from the prior month, while typical home values slipped 3.6 percent month over month. Homes spent around 69 days on the market, which is shorter than the previous month but still more than 50 percent longer than a year earlier. About 29 percent of listings saw a price reduction, and roughly 21 percent of homes sold above list price, with an average sale-to-list ratio just under 0.99.
Supply remains tight at about 1.8 months of inventory, and pending sales are down more than 22 percent from last year, even as new listings have dipped nearly 10 percent. Looking ahead to April 2026, typical home values are projected to ease to around $397,510 and median list prices to about $400,377, with inventory holding close to 217 homes.
