Madison County is seeing more homes come on the market, with active listings up more than 10 percent from last year and totaling 1,057 in July. New listings jumped over 26 percent year over year, while homes sold rose nearly 9 percent. Even with more choices, supply stayed lean at just 2.1 months, keeping conditions tilted toward sellers.
Pricing has been relatively steady compared with a year ago. The typical home value is up a little more than 1 percent annually, and the median list price is about 5 percent higher than last year, even though the monthly median sale price dipped from June. Homes are still moving, but the median days on market has recently edged up to 34 days, after being lower earlier in the year.
Even with that slight slowdown, Madison County homes are selling close to asking price, with an average sale-to-list ratio just under 100 percent and more than a third of recent sales closing above list. Compared with Illinois overall, local prices sit well below the statewide median of about $339,000, which can make the area feel more accessible to buyers even as sellers benefit from low inventory.
