Madison County is seeing more homes come to market with about 1,000 active listings in June and inventory up nearly 10 percent from last year. Buyer activity is strong as well, with homes sold up around 9 percent year over year and pending sales jumping just over 20 percent. New listings have risen more than 22 percent from a year ago, helping to feed that demand.
Prices are moving upward over the longer term even though they dipped from May. The typical home value in June was about $229,000, up nearly 12 percent from a year earlier, while the median list price climbed almost 14 percent year over year.
Homes are taking longer to sell than they did last June, with median days on market up sharply to about a month, yet supply remains tight at just 1.9 months compared with Illinois overall at 2.9 months. Fewer properties are closing above asking, with the share sold over list down slightly year over year, though the average sale still comes in almost at list price. Compared with the state, Madison County offers lower typical prices than the Illinois median of roughly $344,000, which can draw value-focused buyers.
